Hilliker Brokers Meade Summers, Scott Martin, and Jeff Price Represented Piramal Glass Flat River LLC
ST. LOUIS - Missouriar -- A team of brokers from Hilliker Corporation, the largest independently owned, St. Louis-based commercial real estate company represented Piramal Glass Flat River LLC USA, the seller, in the sale of one of the largest manufacturing plants in Missouri. Piramal Glass Flat River LLC USA is part of an international corporation based in India, and the plant formerly manufactured glass bottles. The listing price was $10 million dollars, and the deal closed on August 24.
The property, located in Park Hills, MO, is 515,000 sq. ft. industrial building and commercial property. It was represented by H. Meade Summers, CEO and President; Scott E. Martin, Vice President, Principal; and Jeff Price, Broker Associate.
The 42-acre site was the largest manufacturing plant for sale in Missouri at the time, in mid-2022, and sold in a little more than a year. The property consists of multiple buildings and warehouses, featuring heavy electric service (4160V incoming, split by 480V transformers), a Union Pacific rail spur, 4" incoming natural gas lines, and a 12" city water line. The area under roof is 11.84 acres, with 18 dock doors (with levelers and seals) and 6 drive-in doors (14'), located in Park Hills, MO.

The seller, Sanjay Tiwari, former CEO of Piramal Glass USA, Inc., was extremely pleased with the Hilliker team's performance of the complicated sale. Tiwari said, "Meade, Scott, and Jeff was an amazing team of analytical people for this unique property. They developed a comprehensive and thorough marketing plan and implemented a national campaign to find the buyer."
The team's challenge was to find either an investor or a manufacturer for a massive industrial facility located 90 minutes from St. Louis. They marketed the property both locally and nationally, and ultimately received four offers, several due to the personal relationships of the brokers themselves.
The purchaser is Phoenix Investors, LLC, which purchased the property as an investment with the intent to lease it.
